Structure plan for the Pyes Pa urban growth area on the southern border of Tauranga City and Western Bay of Plenty District. Coloured shapes represent the key elements of the proposed layout of land uses transport linkages. Areas coloured blue follow existing stream alignments (running north-south) and the areas set aside for stormwater and flood control purposes. Yellow lines in rough "y" form represent proposed collector roads connecting the existing Pyes Pa Road (via Kennedy Road ) with a new arterial route (also running north-south). Extensive areas of medium density housing (coloured orange or brown) line the collector routes and arterial road, and adjacent to these are large areas of larger lot residential land (lavender in colour). Dispersed throughout are small rectangular neighbourhood and community reserves (green). A large business area is adjacent to the intersection of State Highway 5 and the Arterial road. Note that the boundary between the two local authorities runs almost through the centre of the area in a east-west direction (as indicated by the dashed grey line).
