If an application is formally received and no hearing is required:

1. Issue a decision under delegated authority within 20 working days
2. The objection or appeal period closes 15 working days after the decision is issued.

If an application is formally receive and a hearing is required:

1. Hold a hearing within 25 working days
2. Issue a decision within 15 working days of the hearing
3. the appeal period closes 15 working days after the decision is issued.
